Terms & Conditions – Browne & Son Flooring

1. Introduction
These Terms & Conditions apply to all flooring services carried out by Browne & Son Flooring, including restoration, sanding, finishing, installation, repair, and subfloor preparation. By agreeing to a quotation or allowing work to commence, the client confirms acceptance of these terms in full.

2. Scope of Work
We carry out bespoke wood floor services including, but not limited to:

  • Sanding and finishing of parquet, floorboards, strip flooring, engineered wood, chevron, mosaic, and Versailles panels

  • Installation of new wood floors and matching in to existing floors

  • Subfloor preparation, including self-levelling, damp-proof membranes, and adhesive removal

  • Re-sticking loose blocks and minor floorboard repairs

  • Filling, staining, and custom finishing work

3. Preparation & Site Requirements
The client is responsible for ensuring:

  • All areas are cleared of furniture and breakables unless agreed otherwise

  • Adequate access to electricity and lighting

  • A safe working environment for our team

  • That pets and children are kept away from the workspace

We are not responsible for delays or costs arising from incomplete preparation unless arranged in advance.

4. Materials & Products
We use high-quality lacquers, oils, stains, and adhesives sourced from reputable suppliers. While we aim for consistent results, natural variations in timber, light exposure, and previous treatments may affect the final colour and sheen.

5. Finishing & Drying Times
Floors are usually dry enough to walk on after 2 hours. Light furniture can be returned the next day with care.
Avoid:

  • Laying rugs for 7 days

  • Dragging furniture

  • Allowing floors to become wet during the curing process

Full curing takes 5–7 days depending on conditions.

6. Subfloor Conditions
Subfloor suitability will be assessed before installation. We accept no responsibility for future issues resulting from:

  • Hidden damp

  • Movement or subsidence

  • Inadequate heating or ventilation

Where asphalt, concrete, or bitumen is present, levelling or sealing may be recommended at additional cost.

7. Repairs & Loose Blocks
Where loose blocks or floorboards are present, we can lift, clean, and re-stick as part of the restoration. It is not always possible to match reclaimed blocks exactly due to age and availability. Any patch repairs will be blended as best as possible.

8. Colour Matching & Finishing Disclaimer
Although every effort will be made to achieve a consistent colour and sheen, outcomes may vary due to:

  • The natural tone of the timber

  • Previous coatings (e.g., shellac, stain, oil)

  • Sunlight exposure or water damage

  • The angle and type of light in the room

Test areas or samples can be provided upon request.

9. Client Acceptance & Post-Completion
The client (or a nominated representative) must inspect and approve the work on completion. Any issues must be raised within 48 hours of job completion. We will not accept liability for damage or marking occurring after our team has left the property.

10. Payment Terms
Payment is due immediately on completion unless otherwise agreed.
Late payments may incur a fee. Materials remain the property of Browne & Son Flooring until paid in full.

11. Cancellations & Delays
We require a minimum of 5 working days’ notice to cancel or reschedule a job. Cancellations with less than 48 hours' notice may incur a fee.
We are not liable for delays caused by unforeseen circumstances including illness, breakdowns, supplier delays, or extreme weather.

12. Commercial Work
These Terms & Conditions apply to both domestic and commercial properties. For larger projects, phased work or staged invoicing may be agreed. Risk assessments and insurance documents are available upon request.

13. Disputes
In the rare event of a dispute:

  • We aim to resolve concerns amicably and professionally

  • The client must give us the opportunity to inspect and, if appropriate, remedy the issue

  • If resolution cannot be reached, we will refer the matter to an independent flooring trade body or small claims mediation

14. Liability
Browne & Son Flooring shall not be liable for:

  • Any damage caused by third parties or follow-on trades

  • Hidden issues such as subfloor defects or damp that were not visible at the time of quoting

  • Wear and tear from misuse or environmental factors

15. Updates to Terms
These Terms & Conditions may be updated at any time. The latest version will always be available on our website.
